  • House buying opions / help

    Hi guys

I looking for your opions after acouple of years on and of the market I've sold our first home. Because I bought it in the hight I've lost abit of money on it but it could have been a lot worse. so Iam being abit carefull this time round.

But what I am struggling with do I buy something that is comfortable or go to our max and get what I would call our final house and cut the middle one out save having to all this again in 10 years time. We have narrowed it down to 3 places that tick the boxes. All need kitchens bathrooms etc general modernising.

I would say all 3 would need around 10k spent on them over time which I don't mind. not realy into buying one done even know its tempting To move into a shiny clean house.

Any opions would be great guys.

I was always told to max everything out, that's what I've always done and got away with it, now at 29 and unless I get divorced we won't need to move again!.

I was waiting for that. One day he will have it just not yet. I would rather sell him my other half first

You will save on stamp duty/ buying/ selling fee's etc so IMO worth it if you have a secure job and don't mind maybe living in a tip for a while.
We over spent on the house so could not afford to do bathroom/ heating etc coming up for 2 years on we are getting it sorted in the next few months.
Just make sure you both agree you don't mind living that way for abit.

If I was you I would go for it now for the following reasons
                1. You will save in the long run as you can cut out the need for an extra lot of selling costs, stamp duty, solicitors which depending on house price could be 10 k plus easy
                2. Don't worry about losing money on your house now as the house you buy will also have lost money and if its more expensive it will have lost more and be less of a difference in extra money needed to trade up
                3. As prices are low ish at mo then you will pay less for a bigger house which could cost you more in the long run to make the jump up
                4. Don't worry about kitchens and bathrooms as you can do to your tasteno point paying top dollar for somebody else's taste if your going to change it and make it your own anyway

Well that's my take on it anyway and I'm in the building trade

Ps going to have to find a good place though as your garage looks massive at mo

That would be the same as us with what I will be putting down and stamp duty fees etc will be taking a big chunk out my savings around 25k if we max out and we only want a 3 bedroom house with garage and garden.

Feels like a good time to buy but who knows felt like a good time last time

Right answer and i would too if i had one.

My advice is make the next move the last as it is so expensive and such a pain in the arse. Just one thing to keep in mind though as i spent to the max on the house i have now and was mortgage free before hand and that is to be 100% sure you wont split up as the shit will hit the fan big time. I threw so much money into ours thinking it was for the long term so wasn't too fussed about over spending and now i will lose about 50k when we sell it. Make sure you have a good one and good luck.

Problem we have is trying to spend as little as possible as we want to either do a new build or a decent extension so just want a basic clean looking bathroom to make it all liveable for another 5/6 years.
Just try and buy the worst house in the best area!

Go for it mate if your both soul mates and live the dream. A bit of pain now will save you going through it again later. Im tempted to buy a unit big enough for the cozzeh and a caravan lol.
